Project Manager

Today the company comprises Construction, Civils and Homes divisions and is a diverse, dynamic and highly successful group which predominantly focuses on providing quality services within the North East of Scotland.

Due to the award of new work we are currently looking for a Project Manager.

Main tasks:

  • Working at a senior level within the CHAP Construction internal management team and supporting departments
  • Overall project management of the construction of all buildings or structures including – programming, progress reporting/ monitoring, cost control, direct/ indirect labour management and management of multiple specialist sub-contractors
  • Supervising site managers
  • Liaising with project design teams, managing information flow to meet deadlines as well as adding value to the design on buildability and VE
  • Manage systems and establish plans for managing health, safety and welfare on site
  • Manage and develop tender programmes into contract and target programmes by studying job specifications to determine appropriate construction methods; schedule the project in logical steps and budget time required to meet deadlines. To implement mini 2-4 week look ahead programmes for site management teams to ensure all works are planned effectively
  • Inspect and manage teams on site on a regular basis to ensure the project is carried out in a safe and organised manner; inspect and review projects to monitor compliance with building and safety codes and other regulations
  • Liaise with public utilities, local authorities and NHBC (where applicable) to ensure relevant orders are placed and consultation takes place to meet the project programme
  • Monitor the statutory notices, warning notices and advisory notices, fire escape signs and relevant posters that are displayed in workplace
  • Determine and implement adequate labour and material requirements for assigned project
  • Confer with supervisory personnel, subcontractors and designers to discuss and resolve potential construction problems
  • Ensure compliance with IMS and quality management systems
  • Monitor and manage sub-contractors from appointment through contract progress and after project conclusion including safety, quality and performance, manage and attend sub-contractor meetings as required, taking minutes including distribution
  • Investigate damage, accidents or delays at construction sites, to ensure that proper procedures are being carried out and implement improvements as required
  • Control/Initiate & monitor site requisitions for supplies, materials and plant
  • Provide reports for meetings as required, including monthly review meetings to ensure a detailed and factual report reflects the projects position programme wise as well as financial position
  • Attend project specific meetings as required and undertake/facilitate actions as required
  • Develop and implement quality control programmes, proactively managing inspection workflow
  • Manage project to conclusion including completion of operation and maintenance information addressing defects, archive records and performance reviews
  • To support office-based teams with Preconstruction support if required for future bids using your skills and experience
  • To promote and work with others to improve company processes and procedures where required/appropriate
  • To ensure subcontractor / self-delivery labour resource trackers are being utilised to their full capacity and train staff in the benefit of using these
  • To carry out staff appraisals and implement actions as required



  • CITB SMSTS site supervisor certificate or equivalent
  • CSCS card
  • Drivers licence


  • Bachelor Degree related to construction or engineering or equivalent industry experience
  • Management qualification NVQ/ SVQ level 5 is desirable (holds or currently undertaking or willing to achieve in a timely manner)


Essential Criteria

  • Strong interpersonal skills and the ability to influence, persuade, guide and motivate others
  • Sufficient knowledge and experience of managing the construction of buildings and structures to demonstrate full competency in managing such projects within a supervisory/management role
  • An understanding of Civils and drainage project management experience
  • Excellent time management and prioritisation skills
  • Computer Literacy – including proficiency in the use of Microsoft Office Suite and appropriate planning software

Desirable Criteria

  • Previous experience in housebuilding and/or hotel construction
  • Proven experience of developing innovative ideas to develop and retain personnel
